Overview

For many Property Owners, selecting the right Property Management Company can be a difficult decision.



Here at Hall Real Estate Inc. we try to simplify that decision by providing Professional Property Management Services that are Founded on our Reputation of Excellence and Expertise.


Every Management Agreement between our Owner’s and Hall Real Estate Inc. is a Month-to-Month Agreement. If you are unhappy with our services for any reason, you have the option of canceling those services at any time with thirty days’ notice.


We Actively Communicate with our Owners, copying them on every work order on their property. It is important that Owners know the status of their property and are aware of any repairs it may require. Any Repair or Service under $200 is completed, and invoiced. Owner Approval is required for any repair or improvement over $200, and a written bid is required before the work is authorized.


We insure that the Properties we manage are well maintained and that our Owner’s Investment is protected. We conduct routine inspections on all properties (approximately every 6 months). At these inspections, we look for anything that can adversely affect the property. This includes visual inspections of gutters, roofs, landscaping, HVAC vents and filters, paint, etc. By addressing minor issues before they become major problems, we save our Owners money, and protect the value and integrity of their property.


Owners rest assured, knowing that their property is being inspected, maintained, and that every aspect of that maintenance is accounted for.


By the 15th day of each month, Owners will receive:

  • A Detailed Monthly Management Report (Via Email), Including:
  • Owners Statement
  • Monthly Cash Flow Statement
  • 12 Month Cash Flow Statement
  • Copies of All Invoices & Work Orders
  • Direct Deposit of All Net Proceeds (Via ACH)


Owners also receive by the 31st of January, a 1099 MISC Form for Annual Rental Proceeds, along with a Detailed 12 Month Cash Flow Statement, indicating all expenses for the Calendar Year.


All reporting is accessible via the Online Owner’s Portal, 24 hours a day, 7 days a week.


Our Services and Reporting, allow Owners to rest assured that their property is being taken care of, rents are being collected, and that they are routinely informed of any maintenance or pending issues with their property.

Our Property Management Services Provided Include but are not limited to:

  • Rental Market Analysis and Pricing
  • Property Advertising: Signage/Web/Direct/Broker
  • Tenant Verification: Rental History/Employment/Credit/Criminal/Background
  • Lease Preparation & Execution
  • Maintenance Coordination
  • Periodic Property Inspections
  • Tenant Invoicing & Collection of Rents
  • Detailed Monthly Reporting (Via Email & Online Access)
  • Net Proceeds Distribution via Direct Deposit
  • Tenant Notices and/or Evictions


Hall Real Estate Inc. offers two pricing options for its Owners:

Option 1: Complete Management:

Complete Management includes all of the services listed above. Owners simply receive Monthly Statements, copies of all Invoices/Bills and the Net Proceeds, we take care of the rest:


The Fees Included for these services are:

  • $500 Leasing Fee (Upon Execution of Lease)
  • 8% of the Monthly Rents Collected for Property Management
  • $100 Set Up Charge if the Property is Occupied at the time Management is Established.


All Fees are deducted from the monthly rental proceeds, and no fees are earned until money has been collected from the Tenant.


Option 2: Leasing Only:

Our Leasing Only Service is tailored for those Owners who wish to manage their own properties on a monthly basis, including maintenance, collection of rents, service of notices & etc. This Service includes:


  • Rental Market Analysis and Pricing
  • Property Advertising: Signage/Web/Direct/Broker
  • Tenant Verification: Rental History/Employment/Credit/Criminal/Background
  • Lease Preparation & Execution, detailing the Owner’s Preferences
  • Owner Coordinates All Maintenance
  • Owner Collects All Rents and Serves All Notices


The Fee for this Service is One Month’s Rent, and is Due Upon Execution of the Lease and Collected from Tenant’s First Month Rent.

How it Works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.



Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
